NEWBERG, Ore. — Housing developer Pahlisch Homes will celebrate the grand opening of Collina, its newest residential community in Newberg, on Friday, May 15, from 3 to 7 p.m. at 1318 E. Luna St.
The public event will include tours of model homes, a ribbon-cutting ceremony, food and drinks, and family-friendly activities, including a petting zoo, face painting, and a caricature artist. Admission is free.
Collina is among the first significant phases of residential development to emerge from the Springbrook Master Plan, a mixed-use vision for more than 450 acres in northeast Newberg first adopted by the City of Newberg in 2007.
The plan was conceived by A-dec Inc. founders Ken and Joan Austin, a Newberg family with roots in the community spanning seven generations. It envisioned a mix of residential neighborhoods, a village center, employment areas, a hospitality district, and extensive parks and open space — all organized around the historic Springbrook community, one of the city’s earliest rural settlements, according to the Springbrook Master Plan published in 2008.
The Allison Inn & Spa, which opened on the Springbrook property in 2009 shortly before the Ken and Joan’s deaths, was the first major component of the plan to be realized near the Austin’s A-Dec campus at 2601 E Crestview Dr.
The recession of the late 2000s, followed by the COVID-19 pandemic, stalled the remainder of the development for years, according to an article published in the Newberg Graphic on July 12, 2023.
Progress resumed after Pahlisch Homes purchased approximately 70 acres on Mountainview Drive from Springbrook Properties, an A-dec subsidiary, in September 2022. The Newberg City Council approved an amendment to the Springbrook Master Plan in July 2023, clearing the way for residential construction on two large lots north of Mountainview Drive, between North Center Street and Hess Creek.
The full Collina at Springbrook Subdivision calls for more than 400 single-family homes and 68 detached quadplexes and duplexes, according to the Newberg Graphic, which would make it among the largest housing projects ever undertaken in Newberg.
Collina will include a mix of traditional, cottage, and village-style floor plans ranging from approximately 1,000 to 2,590 square feet, according to Pahlisch’s website. Amenities will include a private pool, clubhouse, and gym under a facility the company calls Basecamp at Collina.
“The transformation of this land into a vibrant neighborhood for families in our hometown of Newberg is truly a reflection of Joan Austin’s vision for the area, and also responds to the current critical need for new housing in our community,” Ken Austin III said in a statement at the time of the project’s 2023 planning approval.
The development also has a housing-need dimension. A report from the economic consulting firm ECONorthwest, cited by Pahlisch at the time of the 2022 land sale, found that more than 2,100 single-family homes must be constructed in Newberg by 2041 to accommodate projected growth.
According to the Palish Homes’ website, currently available move-in ready inventory ranges from $574,900 for a two-story 1,939 squarefoot home with three bedrooms and two and a half bathrooms with a two car garage, to $752,900 for a single-story 2,590 square foot home with four bedrooms, three bathrooms, and a two car garage.
“This new community is a meaningful addition to what makes Northwest Oregon such a special place to live,” Jason Myhre, Pahlisch Homes’ chief communications officer, said in a statement.
The Collina development sits alongside another component of the original Springbrook vision now taking shape nearby. The Hess Creek Preserve, a 52-acre wildlife sanctuary being developed by a nonprofit organization led by Austin family members, is slated for a soft opening in fall 2026 and an official opening in spring 2027, as Newsberg reported in December. The preserve will include a mile of paved trail, stream crossings, and natural art installations, with plans to remove two irrigation dams to restore 1,600 feet of Hess Creek and support native aquatic species.
A new pedestrian bridge spanning Hess Creek, identified in the 2008 master plan as the Collina at Springbrook Pedestrian Bridge, has also been constructed near the development. The bridge is currently open but not yet connected to a completed pedestrian network on Mountainview Drive.
